Maybe it’s the summer heat outside (Texas here, y’all — it is hot!) or just the absolutely dreamy photos that have been taking over my feed lately, but I have been completely and utterly obsessed with Mediterranean design.

The warm wood tones, the hand-painted tiles, the way iron and stone and plaster all come together in this effortless, lived-in kind of elegance… It just gets me every single time!

And the more I look, the more I realize — this isn’t just one style. It’s a whole conversation between European traditions. A little Italian, a little Spanish, a little Portuguese. Old world soul with a very modern sensibility. That’s the thing about Mediterranean design done right: it never feels like a costume. It looks and feels like a home with a real story.

So I did what any design-obsessed person would do — I went hunting for the most beautiful example I could find to share with y’all.

And friends… I found it.

This Modern Mediterranean Lakeside Home Tour designed by the incredible team at 805 Interiors is everything I’ve been dreaming about and then some.

Warm neutrals, breathtaking views, arched openings, hand-painted tiles, and details — oh, the details — that will stop you mid-scroll every single time.

The best part? So many of the ideas here are ones you can actually take home with you. Not just admire from afar, but apply. And that’s exactly what we’re going to do today, room by room.

The Kitchen — Where Old World Craft Meets a Million-Dollar View

It’s obvious from the start that every single decision in this kitchen design was made with intention. This isn’t a kitchen that just looks good in photos. This is a kitchen that makes you want to cook in it, linger in it, pour a glass of wine and just… be in it!

The mood here is warm and layered. We got rustic wood beams overhead, honey-toned cabinetry, and that absolutely show-stopping arched range hood clad in Venetian plaster.

But what makes it sing is what’s inside that arch: hand-painted Portuguese tiles in the most gorgeous blue-and-white pattern you’ve ever seen. The designers could have kept the hood simple, and it still would have been beautiful. Instead, they tucked this little piece of artisanship right into the heart of the kitchen, elevating the whole room.

Notice how the island takes a different direction from the perimeter cabinetry. The warm wood tones on the surrounding cabinets are grounded and earthy, while the island goes lighter, almost creamy. And it works beautifully!

That contrast keeps your eye moving around the room without anything feeling jarring. The boucle-textured barstools pull in just enough softness and texture to keep things from feeling too polished.

And then there’s the sink. Intentionally positioned right beneath a wide picture window with an unobstructed view of the lake and mountains beyond. It turns the most ordinary kitchen task into a moment of quiet joy. Doing dishes with that as your backdrop? Yes, please.

The countertops are Taj Mahal quartzite — creamy, soft, with just enough movement — and the zellige tile backsplash gives you that handmade, slightly irregular texture that no factory tile can replicate.  

The tip you can take home: If you have one architectural moment you want to celebrate in your kitchen — a range hood, a window, a niche — build everything else to support it rather than compete with it. 

The Living Room — Indoor, Outdoor, Absolutely Breathtaking

The outdoor views anchor the design and the function of the living room, letting the outside in.

The designers replaced chunky French doors with bi-fold ones hat fold completely away and let the outside come in and be a part of the home.

The sofa is that perfect warm caramel, not quite tan, not quite rust and it anchors the room with richness without competing with the scenery outside.

The pillows mix florals and paisleys in muted blues and greens, pulling color from the landscape right into the textiles. That’s a trick I absolutely love and never get tired of seeing done well!

Notice the arched niche beside the fireplace where the TV lives.

The designers added these arched openings throughout the home to give architectural integrity to what might otherwise feel like flat, modern walls — and here, it works double duty by making the television feel purposeful rather than like an afterthought.

The motorized drapery tucked into the ceiling niche is one of those “I would have never thought of that but now I can’t unsee it” details.

When the drapes are open, nothing interrupts the view. No visible hardware, no track, no rod. Just light, and sky, and water!

The Dining Room — A Tapestry of Old World Drama

Oh, this room, y’all!

The dining room is where we can really see the European soul of this home shine. The moment you look toward this room from the entryway, your eye goes straight to that massive French antique tapestry on the back wall.

It’s rich, it’s storied, it’s the kind of piece that makes you wonder about every hand that touched it before it ended up here.

The designers had it custom framed to keep it feeling clean and modern, and that choice paid off. A heavy ornate frame would have tipped this into heavy territory. Instead, the simple framing lets the tapestry itself do all the talking.

The dining table is dark and carved and beautifully old — with turned legs that feel almost Baroque — and yet the chairs around it are upholstered in the softest, most understated white linen. That contrast between the ornate table and the quiet chairs is such a sophisticated move. 

The tip you can take home: One truly meaningful antique — a tapestry, a table, a mirror — can anchor an entire room. You don’t need to collect everything old. Just find one thing with a story.

The Entryway — A Grand Welcome With a Casual Soul

First impressions matter, and this entryway makes one you won’t forget.

That curved staircase is simply stunning — sweeping upward with clean oak treads and iron railings that are elegant but restrained.

The designers chose to remove heavy moldings and replaced marble treads with wood to bring a sense of ease to what could have been an overly formal space.

This staircase feels grand and welcoming at the same time. And that ain’t no easy trick to pull off.

What I’m absolutely smitten with (and I keep coming back to in these photos) is that small sofa tucked right against the base of the staircase. It’s so unexpected and so perfect. It transforms what could have been dead space into a sweet little moment of hospitality. Modern in its simplicity, but completely at home beside that very old-world staircase.

The dark console table on the opposite wall is iron with turned spindle legs — another nod to that Mediterranean through-line of artisan ironwork — and the framed art gallery above it is kept light and airy so as not to compete with everything else asking for your attention.

I love how the arched doorway at the end of the hall frames the dining room beyond it like a picture. Don’t y’all love these details? 

The Primary Bathroom — Italian Marble and Pure Indulgence

Okay y’all, I may have saved the best for last.

In the bathroom we can see this modern Mediterranean lakeside home tour lean into its Italian side with flair.

Bold, dramatic veining in charcoal and violet, the marble counter is the focal point here. Everything else in this bathroom stays quiet and simple, which is exactly right, because when you have a slab of marble that stunning, it doesn’t need any help stealing the show.

And I love how we can spot that signature arch showing up again, this time framing the shower in warm terracotta tile with a gold fixture glinting inside.

Those little black pineapple sconces are just the cherry on top — playful and unexpected, and somehow completely at home in a room this elegant.

That’s the thing about this whole house, isn’t it? Nothing takes itself too seriously. Even the most indulgent moments have a little wink to them.

The Bedrooms — Serene, Soulful, and Those Windows!

This bedrooms in this home tour just make you want to deep exhale and take a nap! In each room, there’s character.

My favorite thing in the bedrooms are the oval windows flanking the headboard. They bring in light without sacrificing privacy, and they give the whole room this storybook element that’s so charming.

The beds are either deep espresso four-poster or traditional upholstered, all with soft layers in blues and grays, warm amber accents, a playful mix of prints… it all comes together in a way that feels genuinely restful and elevated!

The landscape painting centered between them feels like a third window looking out onto some imagined shore. It’s such a simple idea and it’s just perfect.

Shocking, isn’t? The change is just insane! It just goes to show how crucial good design is.

What I loved the most about this modern Mediterranean lakeside home tour is how the design team in charge honored this home’s greatest gift, those extraordinary lake and mountain views while giving the interior its own rich, layered story to tell.

Every finish, every material, every carefully chosen piece of iron or stone or antique textile was chosen to support it. 

That balance of restraint and richness, old world and new, rustic and refined… that’s the heart of Mediterranean design done right!
